Keep up on your property maintenance

So you own a rental property or maybe you own 10, 100, or even 1000? Whether you’re a seasoned pro or you’re just starting out it’s important to look at what many owners fail to look at and that’s the property maintenance side of there rental. Putting off your home’s maintenance is just putting it off, at some point it will be reflected in the home’s sale, rent price, or will need to be dealt with by a maintenance professional.

One opportunity that all landlords have is the time they have between renters to keep up on there home. There is not many things more frustrating for a renter when they move in and find a number of things that aren’t working properly and then the landlord is putting out fires week 1. That is certainly bad for your business and a bad experience for the renter. At Tomms, we recommend having a checklist for in between renters that you should look for so you can be sure there is a smooth transition for the next tenant. 1. Move Out Cleaning and Inspection

  • Deep Clean All Rooms: Ensure thorough cleaning of floors, windows, walls, and surfaces.
  • Check for Pests: Inspect for signs of pests, and arrange for treatment if necessary.
  • Test Smoke & Carbon Monoxide Detectors: Ensure they’re working and replace batteries if needed.
  • Change Air Filters: Replace HVAC or furnace filters to maintain good air quality.

2. Kitchen Maintenance

  • Clean & Inspect Appliances: Check for any damage to the stove, refrigerator, microwave, and dishwasher. Ensure they’re all functioning properly.
  • Check for Leaks: Inspect under the sink and around faucets for signs of water damage.
  • Sanitize the Sink and Counters: Ensure all surfaces are sanitized.

5. Exterior & Utilities

  • Inspect the Roof & Gutters: Ensure no visible damage to the roof, and clean out gutters.
  • Lawn & Landscaping: If the lawn has not been maintained, you should mow the lawn, trim bushes, and ensure outdoor areas are presentable.
  • Check HVAC Systems: Ensure heating/cooling systems work and schedule professional maintenance if needed.
  • Test Electrical Systems: Check outlets, circuit breakers, and switches to ensure proper functionality.

6. Safety & Security

  • Change Locks: For security, make sure you get all keys back from the renter that’s moving out. If you have any concerns about the past renter it’s best to change locks all together before the next tenant moves in.
  • Test Security Systems: Ensure alarms or cameras are functioning properly.
  • Clear Walkways: Make sure driveways and paths are free from debris or damage.

7. Final Touches for your Property Maintenance

  • Welcome Guide: Leave a folder with instructions for appliances, trash days, and contact info for any emergencies.
  • Replace Key Essentials: Replace worn-out items like shower liners, lightbulbs, and air filters.
